I've never rented directly from an owner. How does it work?
By renting directly through the owner, you save on realtor commission fees. Our rental procedure is very straight forward. Once availability has
been confirmed we will obtain your contact information and forward you our rental agreement. Upon your review and approval, you will then be
required to return the agreement along with a check totaling fifty percent of the rental rate. We allow ten days for this process to occur, after that
period if your payment has not been received, the week in question will become available to other renters. The balance of the rate and the
security deposit is due thirty days prior to your move in date. Once final payment is received, we will mail you the keys to the property along with
useful information about the house, packing list, and local things to do.
Are there things to do nearby?
Yes. Surf City is a great place for families to vacation, we're fortunate to have many great things nearby. If you just cross the street toward the
boulevard, you'll find the Lobster Claw Restaurant. If you walk four blocks south, you will find an arcade and ice cream Parlor, four blocks North is
Surf City square. They have Subbogies Sub shop, a large 5 &10 as well as many other stores. Jayson's pancake house is 5 blocks to the south;
WaWa & CVS are also very nearby to the South. Fantasy Island Amusement park is 7 miles south, it has an arcade, water slides, miniature golf
and Bay Village Shopping.
Do I have to cross any roads to get to the beach from your house?
No. Our house is on the ocean block side of the island's main road, Long Beach Boulevard. Our duplex is 10 houses from the beach.
Explain what the security deposit is for?
We collect a $300 security deposit per rental. This amount would be used to cover the cost of repairs in the event that any damage occurs during
your stay. We have never had to keep any portion of a renter's security deposit, and we are hopeful that you will help us maintain our perfect
record. We return the security deposit within seven days of when we receive the keys back. We provide a pre paid US postal service envelope for
you to return the keys upon your return from vacation.
When our vacation is over, what do we need to do?
On the last morning of your vacation, we ask that you leave the house in the condition in which you found it. We provide a brief check list of
things you will need to do: i.e. empty house of all food items and personal belongings, clear out garbage, leave beach badges in the bin provided,
make beds, etc. Our cleaning person arrives promptly at 11:00am, she reports to us that day in regard to the condition that the house was left.
Providing the unit was left in the condition in which you rented it, all beach badges are present and no damage has occurred we then return your
security deposit as described above.
Do you rent to High School or College Students?
No, just families please.
Do you allow pets?
Pets are NOT permitted in our home, not even as visitors.
What if something at the house breaks or doesn't work during our vacation?
Prior to each summer rental season we perform preventative maintenance procedures to all necessary systems and make any repairs to ensure
that our tenants will not have any disruptions during their vacation. Unfortunately, like with any house, repairs are sometimes needed at the most
inopportune times. If this situation occurs, please contact us immediately, our contact numbers are listed on the refrigerator. We will then make
the proper appropriate arrangements to remedy the problem as quickly as possible. Typical repairs can be made within 24 hours.
Does your home have telephones or internet connections?
We provide a telephone with free local service and high speed internet access.
Do you give previous tenants a chance to re-new their week for the next summer?
We're fortunate to have so many terrific tenants, we will try to show our appreciation by giving them right of first refusal for their week(s) before
opening our calendar to new tenants. This typically happens in October or November for the following summer.
What is your cancellation policy?
If you need to cancel your vacation for any reason, contact us as quickly as possible. We will re-list the week on our rental websites and try to get
someone to fill the vacancy. If we are able to re-rent the unit for full price, you will get a full refund. If we need to discount the unit in order to
rent it (occasionally we do that if the rental period is within one month's time) you will get back whatever you paid less the amount of discount. If
the week is not re-rented, we apologize but we cannot refund you your money.
I'm ready to reserve. What do I do?
Please contact us via email or phone to ensure availability of the week you wish to rent. Once availability has been confirmed we will obtain your
